An HOA is a non-profit entity with the purpose of protecting, maintaining, enhancing, or preserving the common property of the development. As we’re all well aware, a home is a substantial investment. How can you help keep your community looking good for years to come? Here are some tips:

 

1)              Review and consider how well the homes in the community are maintained, whether the common areas are kept up, where vehicles are parked, etc. Be very familiar with the governing documents, paying special attention to the Use Restrictions. Stay current on what your responsibilities are and ensure uniformity throughout the community to protect the value of all homes.

2)              Consider creating a Welcome Committee to greet new residents and invite them to participate in community events, attend meetings, or serve on various committees within the HOA. The old adage, “You get out what you put in.” applies here; those who are active in their community tend to be highly vested and desire to maintain their investment.

3)              Actively encourage attendance at the Annual Meeting, open Board meetings, and social functions. Take the time to get to know the neighbors! Invite those with special interests or passions (such as gardening or architecture) to volunteer for committees which improve the community by addressing ongoing issues or organizing one-time events. The more homeowners understand the community’s business and build a sense of community, the more invested homeowners will be in the upkeep of their association.

4)              Make good use of amenities and common areas as they are meant to be utilized. Be sure that HOA rules are adhered to, and that those areas are properly maintained for safety and appeal. Conduct regular inspections of your facilities and common areas. Create and adhere to regular maintenance schedules.

5)              Visit the HOA’s website frequently to ensure that events are current, which aids in promoting community involvement. Offer community surveys and ask for suggestions on how the HOA might improve. Ongoing communication is essential in educating homeowners and potential buyers, and current information provided on websites is an easy way to create an atmosphere of ownership and pride within the community.

6)              Review the annual budget and consider any possible future expenses before the need arises. Make sure your reserves are fully funded. Be proactive, rather than reactive. Drive the private roads in your community and take a stroll along the sidewalks to identify any areas in need of repair. As a community ages, signs of wear and tear become unavoidable. Plan ahead for ways to keep homeowners involved, and for expenses that will occur as a result of the passing years.
