There are several types of documents that can be ordered for your HOA through Spectrum. Our regular processing time is 8 business days, but there are rush options available if the documents are needed sooner (rush fees will apply).
To order a resale certificate, please submit your request to email@example.com. Please list the property address in the subject line. A confirmation with payment instructions will be sent within 24 hours.
The resale packet includes:
- all the governing documents for the property
- A resale questionnaire (resale certificate)
- The budget and balance sheet of the association
- certificate of insurance for the association
- A list of any open violations
- A FAQ sheet
- A homeowner information sheet for the buyer to provide their correct contact information to the association.
Statement of Account
A statement of account is a document which is intended to inform a title company of monies to be collected at closing. Due to privacy practices, this document cannot be ordered by parties other than the homeowner and the title company.
Disclosure Packet (Arizona)
If you are located in Arizona, you will be requesting and receiving a disclosure packet, which includes all of the above information and documents.
