We know many communities are in the process of completing projects that were planned prior to the COVID-19 crisis. We hope that these projects are moving along nicely as essential vendors continue to work. We will continue to work with boards and homeowners to complete existing projects and complete future ones, too.

While the unique situation we are in has thrown us some curveballs it also presents some opportunities. One of the opportunities is a chance to get some projects completed that normally would impact homeowners. We suggest that now may be the perfect time to proactively consider projects to complete while the weather is nice, and the amenities are shut down.

You know your community best, and you may have some communities with enough projects to manage already. However, many communities may be in need of additional maintenance. Now is the best time for a proactive approach. We will be working with our boards in the coming weeks to present some ideas.

We suggest all boards, with the help of their management company, compile a list of potential projects your community could schedule at this time. We also strongly recommend checking your association’s reserve study for opportunity, we are doing this for our clients currently.

By looking at your reserve study, you may find additional maintenance items to consider within the study in addition to our recommendations.

Focus on the items that will have a big impact for your association. Typically, these items will be in common areas and outdoor areas. For instance, consider evaluating community entrances, playgrounds, clubhouses, and other amenities. Work with your HOA manager and vendors to ensure the projects can go forward. In a couple of instances, we’ve seen that some supplies or orders are experiencing delays due to distribution interruptions.

As always, we suggest you partner with your verified vendors. A solid manager will partner with your vendor and find out if there could be any delays due to employment variations or ordering needs. We’ve been impressed with vendors’ ability to balance social distancing, while driving projects to completion.
